Washington State's House Bill 1110, an amendment to the state's Growth Management Act (GMA), is set to significantly reshape residential zoning, particularly in bustling Eastside communities like Kirkland, Bellevue, and Redmond. The GMA, originally enacted to manage urban growth and prevent sprawl, is now being updated to address the region's increasing housing demands.
HB 1110 mandates increased density in areas traditionally zoned for single-family homes, presenting both exciting opportunities and complex challenges for homeowners, sellers, and real estate agents alike.
While the legislation sets a minimum number of units allowed per lot, individual municipalities retain flexibility in their development regulations to facilitate Middle Housing growth. These amendments are due by 6/30/2025. These areas of flexibility include requirements for:
