We are passionate new home builders in Greater Kirkland and Redmond, Washington, constructing enduring, NW Contemporary-style homes. We understand that buying a new home or selling your home are significant decisions. Here, we've compiled answers to some of the most common inquiries we receive about our process, services, and building in the Eastside. Do you have any model homes available to tour right now?

What areas does Merit Homes build and sell new construction homes?

We specialize in building luxury new construction homes throughout Greater Kirkland and Redmond, WA! This area is known as part of Seattle's Greater Eastside, which encompasses Kirkland, Redmond, Bellevue, and surrounding areas.

Some of the most popular Kirkland and Redmond neighborhoods we build in are North and South Rose Hill, the Highlands, Grass Lawn, North and South Juanita, Moss Bay, Finn Hill, Bridle Trails, etc. Almost all of our homes are zoned for Lake Washington School District, but be sure to confirm this with the School District.

What are your typical open house hours?

When we have a staged, non-pending model home, our typical open house hours are Saturdays and Sundays, 1PM - 4PM. Always double check model home hours on our website and listing platforms like the NWMLS, Redfin, Zillow, etc. as new homes may go pending at all hours of the day.

Can I purchase a new home without an agent or broker?

Yes, of course! With decades of experience under our belts, we can certainly help you navigate purchasing a home without an agent. Approximately half of our new homebuyers purchase a Merit Home directly from us. What are my options when it comes to financing my new Merit home?

For your convenience, we can connect you with trusted local lenders to explore the best financing solutions for your needs. You are not obligated to use our preferred local lenders, but having worked with them in the past, we can say with confidence that they fully understand the process and procedures of closing on a new Merit home.

Does Merit Homes offer home renovation services?

While Merit Homes specializes in building beautiful new construction homes in the Kirkland and Redmond, WA areas, we currently do not offer individual home renovation services. Our expertise and focus are dedicated to creating brand-new Northwest Contemporary residences from the ground up.

Are you a custom home builder?

While Merit Homes primarily builds spec homes, offering thoughtfully designed new homes in Greater Kirkland and Redmond, WA, we do have a Presale Program that may allow for certain customizations depending on the stage of construction and the specific homesite. If I subscribe to your e-newsletter, how often will I receive marketing updates?
We have a weekly e-newsletter that goes out to all of our subscribers on Fridays. If you sign-up as an agent, you will also receive an additional agent-specific newsletter about 1x/month. Join with just an email, today!
Will you build a Cottage or DADU in my backyard?

As a local new construction builder, our expertise lies in purchasing and developing land to list Merit-designed new homes on the NWMLS. We do not take on smaller, custom projects like building cottages or DADUs (Detached Accessory Dwelling Units) on existing properties. If you are interested in selling your home or land, or are simply interested in learning more about your property options, please submit an address on our webpage.

I am a new homeowner, how can I submit a warranty request?

Welcome to the Merit Homes family! If you are within the 1st year of the new home warranty, please submit all requests on your BuilderTrend account. BuilderTrend login details and instructions were sent out with your welcome newsletter.

If you are past your initial year, please submit all warranty requests to Warranty@MeritHomesInc.Com with your name, contact info, address, and any applicable photos/videos of the issue. Our in-house Warranty Team will respond promptly!

Please note: if you are experiencing a utility emergency, please contact Puget Sound Energy or the City of Kirkland.

Will you build one of your floorplans on my existing property?

Typically, Merit Homes focuses on building our thoughtfully-designed floorplans within our own new home communities and is not a custom or fee builder on individual properties. However, we are open to reviewing individual land parcels. If building a custom home isn't the right path for you, we'd be happy to discuss the possibility of purchasing your Kirkland, Redmond, and Bellevue property outright.

I am interested in selling my home as-is, to a builder. Who can I reach out to ask questions about the process?

As a local builder with decades of experience buying homes from Sellers, we are proud of our streamlined and hassle-free process.

What is the difference between your Future Projects list and Available Homes list?

Our Future Projects are pieces of property that's we've acquired, but are still very early in the planning and development stages. Once these new homes progress and we have finalized marketing materials like renderings and floorplans, they will be showcased in our Available Homes section. Stay tuned for more updates on these future communities!

Can I look at any of your past home completions?

Of course! You can look at our list of past projects from the last couple of years on our website. We also showcase some of our past built homes on our Photo Gallery page. 

How can I get added to your vendor or subcontractor list?

Who do I reach out to if I have a community sponsorship opportunity?

Does Merit Homes offer a Presale Program?

What does Northwest Contemporary mean? Is that the only style of home you build?

Northwest Contemporary style architecture typically blends clean lines, natural materials like wood and stone, large windows to maximize natural light, and a seamless connection to the surrounding Pacific Northwest landscape. While this is our signature style, Northwest Contemporary is flexible and offers a wide range of design details and finishes! Do you host Broker's Opens?

On occasion we do host Broker's Opens and specific Realtor/Agent events. These will typically be on a Wednesday, but do not happen every week nor at every model home. Join our agent newsletter to subscribe for priority updates! That's the best way to stay in the know about upcoming events.

What's the typical square footage of Merit Home in Kirkland and Redmond?

We have a wide variety of floorplans to meet your homebuying needs! Our Urban Series homes typically range from 1200 - 1800 SQ. FT., give or take. Will you show me a home that's still under construction and not complete?

The short answer is yes! We are happy to walk you through a home that is currently under construction. Click here to view a list of our homes available for Presale.

You must schedule an appointment with our Sales Manager, Feisal Ramjee, and a Merit Homes representative is also required for homes visits under active construction. 

To ensure everyone's safety, and due to the active construction environment, we may request that young children stay with an adult by the car or on the sidewalk during the tour.
