THE PROCESS

1. SITE EVALUATION
We conduct a preliminary review of your property to determine highest and best value for your land and let you know right away if your property will be a good fit for Merit Homes.

2. PURCHASE AND SALE AGREEMENT
We will prepare and present an as-is cash offer to purchase your property using standard NWMLS forms. We do not use any complicated builder forms prepared by an attorney. We can then review and explain the terms together and encourage you to have a trusted professional or personal attorney review them with you.

3. SELLERS NEEDS
We discuss together your needs for closing time, rent back after closing, moving out and adjust offer terms as needed.

4. FEASIBILITY
Each property is unique so we conduct a short feasibility study to confirm our findings with our architects, engineers, and the City of Kirkland.

5. EARNEST MONEY
Once the Feasibility Study is approved we wire Earnest Money to escrow and instruct them to immediately release the funds directly to your account as a non-refundable deposit applicable to the purchase price.

6. CLOSING
When it comes to closing time we have flexibility. Permitting a new job can take anywhere from 12 to 24 months to get approval before we can begin. That means we can typically offer a higher purchase price the longer you can wait to close. That way our funds are not tied up on a project that we cannot begin work on. Once the closing timeframe is decided you will receive the balance in cash at closing and if needed a "rent back" time period that you can remain in the home while you look for a new home or move out stress-free.

    Why Sell to Merit Homes?

    Merit Homes is the most active builder in Kirkland with the most accurate and up to date information on zoning codes, costs, and the City of Kirkland requirements.

    Will I get the highest offer?

    We strive to pay more than any other builder and are often able to due to our new home sale prices being amongst the highest in Kirkland.

    Does the seller pay any commission?

    Seller is not required to pay any commissions (a savings of up to 6% of the sale price).

    Do I need a broker?

    While we do recommend you review the contract with a trusted broker or attorney a broker is not necessary, you would be dealing directly with Merit Homes. If you are working with an agent we are happy to work with them as well.

    Do I need to do anything to the home?

    No, Merit Homes purchases the property as-is and often can even forgo an interior inspection.
