We Buy Homes & Land
Discover What Merit Can Offer You
THE 6 STEP PROCESS TO SELLING YOUR HOME
1. SITE EVALUATION
We conduct a preliminary review of your property to determine highest and best value for your land and let you know right away if your property will be a good fit for Merit Homes.
2. PURCHASE AND SALE AGREEMENT
We will prepare and present an as-is cash offer to purchase your property using standard NWMLS forms. We do not use any complicated builder forms prepared by an attorney. We can then review and explain the terms together and encourage you to have a trusted professional or personal attorney review them with you.
3. SELLER NEEDS
We discuss together your needs for closing time, rent back after closing, moving out and adjust offer terms as needed.
Each property is unique so we conduct a short feasibility study to confirm our findings with our architects, engineers, and the City of Kirkland.
5. EARNEST MONEY
Once the Feasibility Study is approved we wire Earnest Money to escrow and instruct them to immediately release the funds directly to your account as a non-refundable deposit applicable to the purchase price.
When it comes to closing time we have flexibility. Permitting a new job can take anywhere from 12 to 24 months to get approval before we can begin. That means we can typically offer a higher purchase price the longer you can wait to close. That way our funds are not tied up on a project that we cannot begin work on. Once the closing timeframe is decided you will receive the balance in cash at closing and if needed a "rent back" time period that you can remain in the home while you look for a new home or move out stress-free.

Working with Colin and Merit Homes was a great selling experience. Such a smooth transaction and sympathetic/ sensitive to selling our childhood home.
Penelope | Seller
As a listing broker, and member of the family, for the home we call "Penelope", I have high regard for Colin and Merit Homes. The entire process was nothing less than perfect! This was an extremely sentimental transaction for myself and my clients. Thank you!

Transition is never easy when selling a home. That is why I would like to sincerely thank Colin Foote and his team at Merit for their assistance and thoughtfulness throughout the process. They addressed any concerns I had, followed through on their word, all with kindness, respect and integrity. Although changes in our community can be difficult, I know the new home by Merit will be an exciting new chapter in the neighborhood with a great family to enjoy all it has to offer.
Catherine | Seller
If you have a client who wants to sell their older home or vacant land with as little hassle and as much transparency as possible, contact Merit Homes. They will offer your client a competitive sales price for the home “as-is" and will often allow them to stay in the home for an extended period which can significantly help planning their transition to their next residence. In addition, Merit fairly compensates agents who bring them land and tear downs. I have had many homeowners over the years elect to go this route vs. the traditional, stressful, listing/selling process and it’s been a win-win for all parties.
