What housing type are these smaller-footprint homes?

Our Urban Series homes are classified as 'cottages' under the Kirkland Zoning code. They are a detached, single-family dwelling unit 1,700 SF or less of gross floor area. They are situated on smaller lots than traditional single-family homes and are popular among Kirkland buyers who prefer a more intimate, low-maintenance living environment or are looking to leave traditional apartment-style living. While many people may think a cottage must have a vintage or rustic look, our cottages are designed with Merit's forward leaning, signature, Northwest-Contemporary style architecture.

Do I own my land and is my home metered separately?

Yes! Your Urban Series home has its own parcel number and has its own utility meter. If your property has its own parcel number, it means that it has been officially registered with the county or municipality as a distinct piece of real estate.

Having your own parcel number and metered services are both important aspects of property ownership, as they provide a way for you to accurately manage your property and its associated services. They can also be useful in the event of disputes or other issues related to your property or its services.




What's the difference between a Cottage, an ADU (Accessory Dwelling Unit), and a DADU (Detached Accessory Dwelling Unit)?

An ADU (Accessory Dwelling Unit) can be either attached or detached (DADU) and built on the property of the primary single-family home, with a maximum 1,200 square feet of living space. You might've heard these referred to as 'in-law' units or 'backyard cottages'. There are many reasons why people construct ADUs, including creating a space to generate rental income, or they want to live near loved ones. Some even use them as an WFH space or personal gym that offers more privacy than their main home.
