Wilder Middle Housing Event Recap
On Wednesday, March 18th, Merit Homes had the pleasure of hosting a vibrant group of real estate agents and industry professionals at our WILDER community in North Rose Hill.
In partnership with WFG National Title Company, everyone gathered to explore and discuss the evolving landscape of what Middle Housing in Kirkland looks like. In addition to networking opportunities, it was a fantastic opportunity to see where our local market is headed and bounce ideas off each other.
Insights from the City of Kirkland
The highlight of the morning was the session with Scott Guter, Senior Planner for the City of Kirkland. Scott provided invaluable insights into:
- Zoning & Regulations: How recent updates are shaping development opportunities
- Cottage Clusters: The vital role these homes play in Kirkland’s growth, while offering different housing choices to future homeowners looking to live on the Eastside
- The Future for Pros & Peers: What these legislative changes mean for builders, brokers, and future homeowners alike, as well as how feedback is shaping future changes

Everyone in the room was able to ask questions, have productive conversations, and address everything from current industry pain points to innovative ideas for the future of not only the Kirkland building landscape, surrounding areas on the Eastside, such as Redmond and Bellevue.

Exploring the WILDER Community
In addition to learning about Middle Housing and Cottage homes, attendees were able to experience it and tour them, first-hand. Guests met with Merit’s President, Kevin Capuzzi, and our Development, Sales, and Marketing teams to see firsthand how we’ve navigated the local Middle Housing code, and adopted our signature Northwest Contemporary style into a more efficient footprint.

Leading the Way: The Urban Series
